Raw land means you'll bring in water and septic. Here's what to plan for on all four properties.
Water: wells are required
Wells are required on all four. Depths on the live pages: Victory Estates about 200–300 ft at 10–15 GPM; Freedom Shores about 250–350 ft at 10–15 GPM, and reverse osmosis may be needed. Talk to a licensed driller for the tract you like. More in well and septic on raw Texas land and water wells on West Texas land.
Groundwater districts
In San Patricio County, the San Patricio County Groundwater Conservation District (Sinton office, 361-449-7017) requires registration of all wells, including exempt household wells under 25,000 gallons a day. Exempt wells don't need a drilling permit; the driller's log is filed with the district — check current fees there. In Nueces County, a Nueces Groundwater Conservation District has been proposed and is under TCEQ review (nuecesgcd.org); confirm its status for your parcel before you drill.
Septic: plan for an OSSF permit
A septic system is needed on all four, and the buyer installs it. Texas calls this an on-site sewage facility (OSSF); it needs a permit first — see the TCEQ OSSF permitting page. In most of Nueces County, Corpus Christi–Nueces County Health District Environmental Health administers OSSF permits as a TCEQ authorized agent (confirm for your parcel). In San Patricio County, San Patricio County Environmental Health in Sinton is the authorized agent.
Power: available on all lots
Power is available on every lot. Providers named on the pages: Nueces Electric Cooperative for Nueces Ranch ((361) 387-2581) and San Patricio Electric Cooperative for Victory Estates and Freedom Shores ((361) 364-2220). Call early to set up service.
Flood zones and storms
Coastal buyers should check the FEMA Flood Map Service Center for any tract before buying. Look up the specific parcel rather than relying on a general area label.
Zoning and restrictions
All four pages list zoning as Agriculture. Deed restrictions: no commercial shooting ranges (personal allowed) and no junk or dump yards. San Patricio pages also note no HOA and no building timeline; Nueces pages list no HOA too. Compare open land with deed-restricted land in our guide to open land vs deed-restricted land in Texas, or see questions to ask before you buy owner-financed land.
Surveys and parcels
Victory provides the survey on these tracts. Ask us for a copy. Each tract page also lists the parcel ID for county lookup.
Property taxes
Land is appraised by the Nueces County or San Patricio County appraisal district, depending on the tract. If you plan to run cattle, goats or hay, ask about agricultural valuation. Our guide to the ag exemption on 10 acres in Texas covers 1-d-1 valuation and rollback taxes.
Buying more than one tract
Victory Estates and Freedom Shores: buy 3 or more tracts for a 10% discount. Nueces Ranch and Victory Ranch: buy 3 or more 10-acre tracts for a 10% discount.
Buying with owner financing
You can buy with cash, your own lender, or owner financing from us. Owning your own land is easier than you think. Our owner financing comes with simple approval: we pull credit and verify income, and there's no minimum credit score. You get a deed at closing, recorded with the county clerk, and Victory holds the lien until the land is paid off. Steps: how owner financing works on land in Texas and our owner financing process page. See also warranty deed vs contract for deed.
Victory Land Sales is veteran-owned. Texas veterans and military members can ask about buying with as little as 5% down through a Texas Veterans Land Board (VLB) loan. VLB loans close through a title company. More in Texas land for veterans.
