Southeast of Amarillo: FM 1258 and McCormick Rd

If you want to be close to Amarillo but still wake up to open country, the two Amelia Vista properties are the closest of the three. Both sit about 15 minutes southeast of the city, both are zoned Agriculture, and both have no HOA and no building timeline, so you can build when you're ready instead of on someone else's clock.

Amelia Vista Estates on paved FM 1258

Amelia Vista Estates sits right off paved FM 1258, which makes for an easy drive in any weather. The 10-acre tracts run about 330 feet wide by 1,317 feet deep, and there's also one 75-acre tract for buyers who want more elbow room. The tract page names barndominiums, mobile homes, hobby farms and full homesteads as good fits for this land.

Amelia Vista East on E McCormick Rd

Just up the road, Amelia Vista East is reached from E McCormick Rd, a county road. Its 10-acre tracts are about 300 feet wide by 1,453 feet deep, and there are also 30-acre and 71-acre tracts. Like Amelia Vista Estates, it's a fit for a barndominium, a mobile home, a hobby farm or a homestead.

Schools and restrictions for both Amelia Vista properties

Both properties are in Canyon ISD. The tract pages list Gene Howe Elementary, Randall Junior High and Randall High School. The deed restrictions are short and easy to read: no commercial shooting ranges and no junk or dump yards. There's no HOA. Always ask for the written deed restrictions and read them yourself before you buy, which is good advice on any land anywhere in Texas.

West of Canyon: Arnot Rd

Some folks want a small-town home base with the city still within reach. Canyon Vista Estates sits about 5 minutes west of Canyon on Arnot Rd, a county-maintained road, with Amarillo about 25 minutes away.

Canyon Vista Estates

The tracts here are 10 acres, about 320 feet wide by 1,359 feet deep, in Canyon ISD. The land is zoned Agriculture, power is available on every lot, and it works well for a family home, a barndominium, a garden and some animals.

One difference to know at Canyon

Canyon Vista Estates has a different home rule than the Amelia Vista properties. Its deed restrictions say no mobile homes, but manufactured and modular homes are allowed. The other restrictions match: no commercial shooting ranges and no junk or dump yards. If you're not sure where your home falls, our guide to putting a mobile home on land in Texas explains the difference between mobile, manufactured and modular homes. When in doubt, ask us before you buy and we'll walk through it with you.

What to know before you buy land near Amarillo

Raw land is a blank slate, and that's the whole appeal. It also means you'll be the one bringing in water and septic. Here's what to plan for on all three properties.

Water: wells are required

Wells are required on all three properties, so every buyer drills one. Before you drill, contact the local groundwater conservation district that covers your tract for its permit and well spacing rules, and talk to a licensed water well driller about depth and setup. We'll gladly help you figure out who to call. Our post on well and septic on raw Texas land covers the basics, and our guide to water wells on West Texas land goes deeper on depths, permits and groundwater districts.

Septic: plan for an OSSF permit

A septic system is needed on all three properties, and the buyer installs it. In Texas, a septic system is called an on-site sewage facility (OSSF), and it needs a permit before it goes in. In Randall County, permits and inspections are handled by the Amarillo Area Public Health District's Environmental Health Department, which serves as the permitting authority for Potter and Randall Counties under Texas Commission on Environmental Quality rules. Most buyers hire a licensed site evaluator and installer, who handle the soil evaluation and paperwork.

Power: available on all lots

Power is available on every lot at all three properties. Call the electric provider early to set up service, since the time it takes to connect can vary.

Zoning and restrictions

All three tract pages list zoning as Agriculture with no HOA. The deed restrictions are the ones described above: no commercial shooting ranges and no junk or dump yards at all three, plus no mobile homes at Canyon Vista Estates (manufactured and modular homes are allowed there). We don't add anything beyond what's written in the deed restrictions. If you want to know more about what a buyer should ask a seller, read our questions to ask before you buy owner-financed land.

Surveys and parcels

We provide the survey on these tracts, so you'll know exactly where your corners are. Just ask us for a copy. Each tract page also lists the parcel ID, which you can look up with the county.

Property taxes

Land in these properties is appraised by the Randall County Appraisal District, and your tax bill comes from the local taxing units. If you plan to run cattle, goats or hay, ask the appraisal district about agricultural valuation. Our guide to the ag exemption on 10 acres in Texas explains how 1-d-1 valuation and rollback taxes work.

Buying more than one tract

Thinking about land for the whole family, or room to grow? All three tract pages offer the same deal: buy 3 or more 10-acre tracts and get a 10% discount on the price.

Buying with owner financing

You can buy any of these tracts with cash, with a loan from your own lender, or with owner financing straight from us. Owning your own land is easier than you think. Our owner financing comes with simple approval: we pull credit and verify income, and there's no minimum credit score. You get a deed at closing, recorded with the Randall County Clerk, and Victory Land Sales holds the lien until the land is paid off. Our in-house team handles the closing. For a step-by-step look, read how owner financing works on land in Texas or visit our owner financing process page.

Victory Land Sales is veteran-owned. Texas veterans and military members can ask about buying with as little as 5% down through a Texas Veterans Land Board (VLB) loan. VLB loans close through a title company. Our guide to Texas land for veterans has more.

See the land in person

Standing on a tract tells you things a photo never will: how the road feels, where the sun sets, how far you can see. Tell us which property you'd like to see, and we'll set up a time that works for you. If you're also weighing land around Lubbock, our guide to land for sale near Lubbock is a good next read.
