Short answer: Yes. As a Texas veteran or military member, you can buy land two ways: with a Texas Veterans Land Board (VLB) land loan, or with owner financing straight from the seller. At Victory Land Sales, both work on every active tract, because every tract we sell meets the VLB land rules. We're also veteran owned and operated.
If you've been searching for "Texas land for sale for veterans" or "VLB land for sale," you're probably asking two things: does this land qualify for my VLB loan, and is there an easier way if I don't want to go that route? This guide answers both. It walks through how the VLB land loan works, who's eligible, what land qualifies, how our owner financing compares, and where veterans are buying land with us near Lubbock, Amarillo, Corpus Christi and the Rio Grande Valley.
Veteran? Every Victory tract qualifies for VLB. Call or text 806-606-0824 to ask about a VLB loan, owner financing, or veteran discounts (offered case by case), or browse available land.
Short answer: yes, and you have two ways to pay
Veterans can buy Victory land with a Texas Veterans Land Board land loan or with Victory's owner financing. Both options work on every active Victory tract, so you don't have to hunt for a "VLB-approved" property. You pick the land you like and then choose the way you want to pay for it.
This topic is personal for us. Victory Land Sales is veteran owned and operated. Co-owner Logan Chatigny is a U.S. Navy veteran who served on active duty, and you can read more of our story on our About page. Many of our buyers are veterans, and we've walked a lot of them through both paths.
One more thing worth knowing up front: ask us about veteran discounts, offered case by case.

Buying land in Texas as a veteran: what's a VLB land loan?
The Texas Veterans Land Board land loan is a state program run by the Texas General Land Office (GLO). It lends to eligible Texas veterans and military members so they can buy land of one acre or more. The program has its own eligibility rules, land requirements and approval process, and the GLO keeps the current program details on its Land Loans page. Because those details can change at any time, we always send buyers to the GLO for the official numbers rather than repeating them here.
Victory Land Sales isn't part of the VLB or the GLO, and we aren't endorsed by them. We're a land seller whose tracts meet the program's land rules, so a qualified veteran can use a VLB loan to buy from us.
Who is eligible for a VLB land loan?
According to the GLO, you need to be at least 18, a bona fide Texas resident on the date you apply, and fit one of these groups:
- An active-duty member of the military
- A member of the Texas National Guard
- A member of a reserve component who has 20 qualifying years for retirement
- A veteran with at least 90 days of active duty (fewer if you were discharged for a service-connected disability) who was not dishonorably discharged
- The surviving spouse of a veteran who is missing in action or whose death was service connected
All VLB loans are subject to credit approval. If you're not sure where you stand, the GLO page is the place to check, and the VLB has a call center listed there.
What land qualifies for a VLB land loan?
The GLO lists these land requirements:
- The land is entirely in Texas.
- It's at least one acre, not counting roadways, waterways, frequently flooded ground or other unusable land.
- It has legal, usable access to a public road that a standard car can drive in bad weather.
- It has survey field notes with a surveyor's seal, or it's in a recorded subdivision plat.
- It isn't zoned strictly commercial.
- You or your spouse haven't owned it in the previous three years.
- Trash, tires and run-down structures are removed before closing.
The GLO also says the VLB gives no value to improvements, which is one reason raw land is so common for VLB buyers. Every active Victory tract meets these land rules.
The VLB land loan process in 5 steps
- Be prepared. The GLO suggests reviewing your credit and gathering your pay stubs.
- Get prequalified. You can start online through the GLO.
- Find your land. Pick a tract that meets the VLB land rules. Any active Victory tract works.
- Complete the documentation. That includes the executed contract plus the survey, field notes or plat. The VLB reviews income and orders the appraisal and title work.
- Close with a title company.
Tell us early that you plan to use a VLB loan, and we'll work with the VLB process and your title company to get you to closing.
What about a VA loan for land?
When people search for "VA land for sale," they usually mean the Texas VLB program. The federal VA home loan generally doesn't finance vacant land, so for raw acreage in Texas, the VLB land loan is the program to look at.
For veterans buying Victory land
- Every active Victory tract meets the VLB land rules.
- Prefer to skip the VLB? Owner financing: simple approval, no minimum credit score.
- Victory Land Sales is veteran owned and operated.
- Ask us about veteran discounts, offered case by case.
How Victory owner financing works for veterans
Owner financing means you buy directly from Victory Land Sales, with no bank in the middle. Victory is the lender. It's open to any buyer, veteran or not, and it's a good fit if you'd rather not wait on a VLB loan, don't meet the VLB eligibility rules, or simply want a quicker path to owning your land.
- Simple approval, no minimum credit score. We do check credit and verify income, but there's no minimum score to qualify.
- Your deed at closing. You get a deed at closing, recorded with the county, and Victory holds the lien until the land is paid off.
- We handle the paperwork. Our team prepares the documents; you review, notarize and return them.

VLB loan vs owner financing: side by side
Here's how the two paths compare on Victory land. There are no numbers in this table on purpose: for VLB program details, check the GLO, and for owner financing details, talk with our team.
| Texas VLB land loan | Victory owner financing | |
|---|---|---|
| Who lends | The State of Texas (the VLB, part of the GLO) | Victory Land Sales, the seller |
| Who can use it | Eligible Texas veterans and military members | Any buyer, veteran or not |
| Approval | Credit approval and income review by the VLB | Simple approval; we check credit and verify income; no minimum credit score |
| Land rules | Must meet VLB land requirements; every active Victory tract does | Any active Victory tract |
| Time to close | Typically a little longer (application, appraisal, underwriting) | Typically quicker |
| Paperwork | VLB application, prequalification, contract, survey or plat, appraisal | Victory prepares the documents; you notarize and return |
| Who holds the lien | The VLB, until the loan is paid | Victory, until the land is paid off |
| Program details | See the GLO Land Loans page | Ask our team |
Which one is right for you?
Here's our honest take. A VLB loan usually takes a little longer to close than owner financing, but in our view it's worth the wait, because VLB has the best terms. If you qualify, it's worth a look. Owner financing is there if you'd rather not wait, don't qualify for the VLB, or want us to handle more of the process in house. Either way, the land is the same, and you can call us to talk through both before you decide.
Not sure which path fits? Call or text 806-606-0824. Tell us you're a veteran, and we'll help you compare a VLB loan and owner financing on the tract you like, and you can ask about veteran discounts (offered case by case).
Raw land with power at the road: what to expect on a Victory tract
Most Victory tracts are raw land, meaning there's no well, no septic system and no house yet. Power is guaranteed at the road. That's normal for rural acreage, and it lines up with how the VLB looks at land, since the program gives no value to improvements. You decide where the home, well and septic go when you're ready to build. Each tract page lists the water, power and septic details for that property.
If you're planning a home, read what raw land in Texas really means for the steps to add a well and septic. And if you're thinking about running a few head of cattle or bees down the road, our guide to the ag exemption on 10 acres in Texas covers how agricultural valuation works.

Where veterans are buying: Lubbock, Amarillo, Corpus Christi and the RGV
We sell land in four Texas markets, and every active tract in each one works with a VLB loan or owner financing:
- Lubbock area: farm-country acreage in the South Plains, including Titan Farms east of Lubbock.
- Amarillo area: Panhandle tracts with wide-open views, including Amarillo East.
- Corpus Christi area: Coastal Bend acreage, including Nueces Ranch.
- Rio Grande Valley: South Texas land, including Junior Oaks near Rio Grande City.
Find a tract you like, then call or text us and mention that you're a veteran. We'll tell you what to expect on either path for that property.

Frequently asked questions
Can I buy land in Texas as a veteran?
Yes. Eligible Texas veterans and military members can buy land with a Texas Veterans Land Board (VLB) land loan, and any buyer can use owner financing from the seller. At Victory Land Sales, both options work on every active tract.
Can I use a Texas Veterans Land Board loan on Victory Land Sales land?
Yes. Every active Victory Land Sales tract meets the VLB land rules. Tell us early that you plan to use a VLB loan, and we will work with the VLB process and your title company.
Who is eligible for a Texas VLB land loan?
Per the Texas General Land Office, you must be at least 18, a Texas resident when you apply, and be an active-duty military member, a Texas National Guard member, a reserve member with 20 qualifying years for retirement, a veteran with at least 90 days of active duty who was not dishonorably discharged (fewer days if discharged for a service-connected disability), or the surviving spouse of a veteran who is missing in action or whose death was service connected. All loans are subject to credit approval.
What land qualifies for a VLB land loan?
The GLO requires land that is entirely in Texas, at least one usable acre, with legal and usable access to a public road, survey field notes with a surveyor seal or a recorded subdivision plat, not zoned strictly commercial, and not owned by you or your spouse in the previous three years. Trash, tires and run-down structures must be removed before closing.
Is owner financing a good option for veterans who don't use a VLB loan?
It can be. Victory owner financing is open to any buyer, offers simple approval with no minimum credit score (we check credit and verify income), and typically closes quicker. You get a deed at closing, and Victory holds the lien until the land is paid off.
Is Victory Land Sales veteran owned?
Yes. Victory Land Sales is veteran owned and operated. Co-owner Logan Chatigny is a U.S. Navy veteran who served on active duty, and many of our buyers are veterans.
Does Victory Land Sales offer a veteran discount?
Ask us about veteran discounts, offered case by case. Call or text 806-606-0824.
Does a VLB loan take longer to close than owner financing?
Typically, yes, a little longer, because the VLB process includes an application, appraisal and underwriting. In our view it is worth the wait because VLB has the best terms. Owner financing is usually quicker if timing matters more to you.
