How does owner financing work?

We offer owner financing, meaning you can purchase land with low monthly payments, no bank involvement, and no credit checks. Just sign the agreement, make the down payment, and start making payments—it's that simple!

Do I need good credit to buy land?

No! We believe land ownership should be accessible to everyone, so we do not require credit checks or financial statements to qualify for owner financing.

Are there any hidden fees?

No, we operate with full transparency. The purchase price, down payment, loan document preparation fee, and monthly payments are clearly outlined in your agreement, with no hidden fees or surprises.

Can I visit the property before purchasing?

Absolutely! We encourage buyers to visit the land at any time before purchasing. We provide clear directions and property details so you can check it out for yourself.

Is the land ready for building?

Many of our properties come with access to water (water line or well water), power, and septic (sewer line or septic system), making them build-ready. However, zoning and building regulations vary, so we always recommend checking with the local authorities.

What can I do with the land I buy?

Depending on the location and zoning, you can build a home, place an RV, start a homestead, or just hold it as an investment. We provide all available zoning details and the deed restrictions for each property.

Our most common deed restrictions on our properties are no commercial shooting ranges and no junk yards.

Do you charge interest on financed land?

Yes, we typically charge a fixed 12% interest rate on owner-financed land. This accounts for the risk we take by not requiring credit checks, employment verification, or financial statements—making land ownership accessible to more buyers. Unlike traditional bank loans, there are no prepayment penalties, so you can pay off your land early without extra fees.

How long does the buying process take?

We can close as soon as you're ready! If you're purchasing directly through us and not using a title company, we can prepare the closing package within 24-48 hours. For cash purchases, the deed transfer is processed quickly, and for financed purchases, you'll start payments immediately and gain access to your land right away.

What happens if I miss a payment?

We understand that life happens. If you miss a payment, we offer a grace period and work with you on solutions. However, consistent non-payment may result in contract cancellation.

Is there a discount for cash purchases?

Yes, we offer discounts for the first cash buyers at a new subdivision. Cash can include a bank loan, private funding, or your own funds. Paying in full can provide you with savings and a quicker path to ownership.
