While serving on Active Duty, he discovered his love for the land and built his business around making it easier for people to find their perfect property. Bo Birkeland is all about land (it's in his name!), real estate, and helping people find their perfect spot to call their own. As the sales leader of Victory Land Sales, he connects buyers with great properties - whether for building, investing, or just having a place to escape. When he’s not working deals, you’ll find him outdoors - camping, hiking, skiing, surfing, or playing just about any sport. A U.S. Marine and seasoned real estate pro with 15+ years of experience—five of those focused solely on land—Andres is known for his disciplined approach, sharp underwriting, and fast execution. Fluent in Spanish and proud of his Colombian and Ecuadorian roots, he connects easily with sellers from all walks of life. Outside of work, he’s a devoted family man, competitive shooter, and loyal Mets and Giants fan. Andres is on a mission to build a $1M land portfolio by 2027 while helping Victory Land Sales create value and close with integrity.

Our in-house team handles the closing process, ensuring your Deed is officially recorded with the county and transferred to you.

Do I need to hire a lawyer?

It's not necessary. We've closed hundreds of properties this way, and our documents were prepared by our legal team. Of course, you're always welcome to have an attorney review them if it would make you more comfortable.

How do I know the property is free of liens?

We provide you with a copy of our title insurance policy from when we purchased the property. The whole purpose of a title policy is to ensure you're not getting scammed. Since then, we've been the only owner, so you can verify there are no new liens. Plus, we guarantee clear title in our special warranty deed, and we wouldn't be in business very long if we were out here scamming people. You can see all of our verified reviews from previous customers here.

Will I get my own title insurance policy?

With our in-house closing, you won't receive a new title insurance policy, and that's actually one of the ways we save you money on closing costs. You'll receive our existing title policy showing clear title when we purchased it, plus our special warranty deed guarantees the title is still clear. We've completed hundreds of closings this way with no issues. If having your own title policy is important to you, we can certainly close through a title company instead, though that will add to your costs.

I'm concerned about sending money directly to your company instead of a third party.

We understand that concern. This is a significant purchase, and you want to be careful. That's why we provide all documentation upfront, including our title policy and recorded deed showing we own the property. We also have 8 years in business and numerous positive reviews from satisfied buyers. You'll also have all signed documents in hand before sending your payment, and we'll provide the wire instructions directly from our bank. If you're still uncomfortable, we can absolutely use a title company, though that will add time and expense to the process.

What if I want to use a title company?

That's an option on select properties. Just keep in mind that you'll be responsible for the title company fees, which typically run $1,500-$2,000, and the process will take 2-3 weeks instead of about a week. If you prefer using a title company, for select properties we're happy to work with one of your choosing.

How do I make my monthly payments?

Most of our buyers set up automatic payments through ACH, which we'll help you arrange during closing. This ensures you never miss a payment. You can also pay by check if you prefer.

Can I build on the land when I do owner financing?

Yes you can. You will receive the Deed to the property granting you full ownership and the ability to build a house, put a manufactured home on, build a barndominium, etc. The Deed will be recorded with the county in your name.
