Do I need to hire a lawyer?

It's not necessary. We've closed hundreds of properties this way, and our documents were prepared by our legal team. Of course, you're always welcome to have an attorney review them if it would make you more comfortable.

How do I know the property is free of liens?

We provide you with a copy of our title insurance policy from when we purchased the property. The whole purpose of a title policy is to ensure you're not getting scammed. Since then, we've been the only owner, so you can verify there are no new liens. Plus, we guarantee clear title in our special warranty deed, and we wouldn't be in business very long if we were out here scamming people.

Will I get my own title insurance policy?

With our in-house closing, you won't receive a new title insurance policy, and that's actually one of the ways we save you money on closing costs. You'll receive our existing title policy showing clear title when we purchased it, plus our special warranty deed guarantees the title is still clear. We've completed hundreds of closings this way with no issues. If having your own title policy is important to you, we can certainly close through a title company instead, though that will add to your costs.

I'm concerned about sending money directly to your company instead of a third party.

We understand that concern. This is a significant purchase, and you want to be careful. That's why we provide all documentation upfront, including our title policy and recorded deed showing we own the property. We also have 8 years in business and numerous positive reviews from satisfied buyers. You'll also have all signed documents in hand before sending your payment, and we'll provide the wire instructions directly from our bank. If you're still uncomfortable, we can absolutely use a title company, though that will add time and expense to the process.

What if I want to use a title company?"

That's absolutely an option. Just keep in mind that you'll be responsible for the title company fees, which typically run $1,500-$2,000, and the process will take 2-3 weeks instead of about a week. If you prefer using a title company, we're happy to work with one of your choosing.

How do I make my monthly payments?

Most of our buyers set up automatic payments through ACH, which we'll help you arrange during closing. This ensures you never miss a payment. You can also pay by check if you prefer.
